A deed is a legal document wherein one or more Grantors transfer ownership rights in property to one or more Grantees.

A deed typically comes in one of two forms:

  1. Warranty Deed:  A warranty deed is a deed that offers certain assurances and protections to the the Grantee(s) and their successors. For example, a warranty deed assures that the Grantor(s) actually owns, and thus has to power to convey, the property.  Think of the “warranty” in a warranty deed as a form of insurance that the Grantor(s) gives the Grantee(s).
  2. Quit-Claim Deed:  A quit-claim deed, unlike the warranty deed, comes with no assurances or protections (this doesn’t mean that the law doesn’t provide a remedy though).  With a quit-claim deed, the Grantee(s) gets whatever ownership rights the Grantor(s) happens to have (this is a popular option among transfers of land between trusted friends and/or family members).
